Residential Landlord/Tenant

The Washington Landlord-Tenant Act places specific duties on landlords and tenants in this state.  Disputes over security deposits, damage to the property and failure to make necessary repairs are quite common.  Washington law doesn't just protect you against race or gender discrimination in housing, if you have a medical condition, families with children, veterans and service animals you may be protected as well. I can help you understand your rights and your responsibilities.

Residential Lease: $250.00

This lease is drafted by me and designed to include best practices for both landlords and tenants. My strategy is to avoid conflict before it starts. I structure my lease as a guide for the entire tenancy and a one-stop place to find answers to most questions.

Negotiation with your landlord/tenant: $1,000.00

Most attorneys charge an hourly rate, meaning you'll never know what your final bill is. I am happy to provide a limited representation to try and resolve your problem. This flat rate includes a letter and follow up phone calls to your landlord or tenant to resolve the dispute. I can advise you on the law and provide guidance for how to proceed. This fee does not include representation before any court.

Small Claims Court: $350.00

In many landlord/tenant disputes, the amount of money involved simply is not enough to hire an attorney. This makes small claims court an excellent option for resolving the problem. I can't represent you in small claims court, but I can guide you through the process, provide you with a checklist of everything you need to do, help you with the paperwork and provide a one-hour coaching session to prepare you for court.

Evictions: Ask for my Rate Sheet

I represent both landlords and tenants in the eviction process. I offer convenient flat rate fees for representation up to an including a show cause hearing. Call and ask for my rate sheet.
